What does this estimate include?

Repaying the amount borrowed plus interest over the term you enter. It assumes monthly payments and a constant annual interest rate. Fees, taxes, insurance, moving costs and household bills are excluded.

Does this tell me what I can borrow?

No. It estimates repayments from the figures you enter. A lender’s affordability assessment also considers income, spending and your circumstances. MoneyHelper has a separate mortgage affordability calculator.

What does loan to value mean?

The mortgage amount as a percentage of the property price. For example, a £30,000 deposit on a £300,000 home leaves a £270,000 mortgage and a 90% loan to value.

Can I start with a local house price?

Yes. Search a town or postcode above, then choose a recorded sale median or official wider-area average as an example. Check the date and area shown. Neither figure values an individual home; adjust the property price to the home you’re considering.
