A few things worth knowing.
Which tax will I pay?
England and Northern Ireland use Stamp Duty Land Tax (SDLT). Scotland uses Land and Buildings Transaction Tax (LBTT), and Wales uses Land Transaction Tax (LTT). Choose where the property is, rather than where you currently live.
Why can one extra pound change the estimate?
First-time buyer relief in England and Northern Ireland ends above £500,000. Crossing that limit removes the relief for the whole purchase. Additional-property charges can also begin at a £40,000 purchase price.
What if I buy before selling my current home?
You may need to pay additional-property rates up front, even if the new property will be your main home. A later refund depends on your circumstances and the relevant nation’s rules. This calculator does not deduct a possible future refund.
What does this calculator leave out?
It covers ordinary residential purchases by individuals using the rates checked above. It does not assess companies, trusts, mixed-use property, linked transactions, shared ownership, lease rent, multiple dwellings or other specialist reliefs and exemptions. Older contracts and transitional rules may change the result. Use your conveyancer and the official calculator for these cases and for the final return.
What else should I budget for?
