Erection of an additional set-back storey at roof level to provide 1 no. one-bedroom, two-person residential dwelling (Use Class C3), increasing the development approved under planning permission HGY/2025/2512 from four to five residential units, together with amendments to the approved scheme.

Reduce crown back to previous and most recent points of reduction up to approximately 2.20m. Thin density up to 20%. T3: Mature Sycamore: Approximately 14.00m. This tree is in decline. The canopy is now less than 30% leaf coverage and branches are blackening. Decline may be attributed to Sooty bark disease. Section fell to approximately the height of the fence (2.00m). T4: Mature Ash - (top left hand corner): Approximately 16.00m. This tree overhangs neighbouring property. Remove dead wood throughout crown. All dead wood over 30mm in diameter or 1.00m in length. T5: Large Laurel - (on right hand boundary): Approximately 6.00m. This tree has suffered greatly from heat stress. Several stems are now totally dead. Reduce crown by up to approximately 1.50m. Remove major dead wood. (Works to T1 Hornbeam will be considered separately under tree works application reference HGY/2026/2528, as this tree is protected by a TPO)
We would like to reduce the Ash tree in the rear garden by about 2 metres as it is outgrowing its location. Including thinning the canopy by about 20% This will allow for more light in to the gardens and minimise root expansion due to the proximity to the property.

T1 - Ash - Crown reduction by 3m in height bringing lateral growth to shape by 1.5m. Removal of all major dead wood, leaving the tree a standing height of 9m. Reducing the crown by approximately 3 meters in height and 1.5 meters laterally will help reduce overall crown weight and wind loading, while maintaining a balanced and proportionate crown.

Increase the height of the embrasures of the parapet wall gutters throughout. Supply and install 140mm of insulation into the parapet gutter.
