Conservation area ref 1972.014 Tree Reference: T1 Magnolia. Proposed Work: Fell, dismantle, and completely remove. Justification Reasons: Proximity: The trunk is growing directly against the external wall of the two-storey house. Light Nuisance: The 5 metre tall and 3 metre canopy spread covers windows and severely restricts natural light. Structural Risk: The root system is right up against the property foundations, creating an immediate concern for structural damage. 10/09/26 Amendment to address further information required. The tree is believed to be no older than 40 years old and therefore not subject to any constraints of the 1972 Tree preservation order. There is no evidence of any previous pruning that may have effected the size of the trunk or rate of growth and no previous applications for work to be carried out on the tree on the planning system.

T1 - Sycamore: The tree has a narrow fork with included bark between the main stems. Branches within the crown show bark stripping consistent with squirrel damage, leaving areas of exposed wood. Deadwood is also lodged within the crown. Felling is proposed due to concerns about the structural condition of the main fork and damaged branches, taking into account the tree's position beside the garden access steps and the potential consequences of falling material for people using this area. The tree is not visible from public viewpoints. T2 - Sycamore: The tree occupies a restricted rooting area adjacent to the wall. Its size and position raise concerns about its anchorage and the potential for whole-tree overturning. Failure of the root plate could displace the adjoining masonry and potentially cause the wall to collapse. Felling is proposed to address these concerns. The tree is not visible from public viewpoints. A Tree Preservation Order was made in 1973. The current dimensions of T1 and T2 suggest they became established after that date; these trees proposed for felling can be considered under a Section 211 conservation-area notification.

T001 - Horse chestnut (Aesculus hippocastanum): Reduce the crown by up to 2 m in height and up to 2 m radially, to leave an approximate post-work crown radius of 5.5 m and an approximate overall crown spread of 11 m. Retain a balanced crown form and undertake all pruning to suitable growth points in accordance with BS 3998:2010. T002 - Sycamore (Acer pseudoplatanus): Reduce the crown height by up to 2 m, retaining the existing approximate radial crown spread of 7 m and approximate overall crown spread of 14 m. Minor lateral balancing cuts may be undertaken only where necessary to achieve a balanced and proportionate crown form. Undertake all pruning to suitable growth points in accordance with BS 3998:2010. The works are being undertaken as part of informed, proportionate crown management in line with the survey recommendations to manage canopies that have been previously reduced. T1 ? Horse Chestnut: Fell to ground level. The tree is growing directly on top of a loose, failing stone wall, with roots displacing the structure and voids forming beneath the root plate. The wall no longer provides stable support, and the tree stands on a slope where any failure would directly target the adjacent house and garden. The tree is far younger than the established 1973 Tree Preservation Order and does not form part of the original protected stock. Removal is a proportionate risk-based intervention to prevent further structural displacement and foreseeable harm to property. T2 ? Oak: Repollard to previous pollard points. The tree is an established pollard requiring cyclical management to maintain structural stability. A bracket fungus of the genus Ganoderma is present on the stem, indicating internal decay. Repollarding will reduce lever-arm length and end-weight, mitigating risk while retaining the existing pollard framework. All cuts will be made back to existing knuckles in accordance with BS3998:2010.

T1 Yew is highly tolerant of pruning, responds well to cyclical management, and retains good vitality and crown density after reduction. A modest 1.5?m crown reduction on a 5-year cycle is therefore proportionate, sustainable, and appropriate for the long-term management of this tree in its constrained position. The tree exhibits a pronounced downslope lean, damaging the garden steps and increasing the risk of progressive deformation and further structural impact on them. A light cyclical reduction will reduce end-weight, limit further displacement, and maintain the tree in a safe and suitable condition. T2 Pine selective reduction of the lowest-order branch by approximately 3?m to reduce end-weight and manage encroachment towards neighbouring houses and gardens. No alteration to the main crown structure. The tree displays a significant downslope lean, with the lower crown targeting neighbouring houses and gardens. The lowest-order branch carries disproportionate end-weight on the tension side of the lean, increasing the risk of progressive deformation and conflict with adjacent properties. A targeted 3?m reduction of this limb will reduce loading, limit further displacement, and maintain safe clearance. The proposed work is therefore proportionate, sustainable, and appropriate for the long-term management of the tree in its constrained position.
