Single storey rear extension
No Species Location Specification 1012 Deodar cedar See plan The long lateral limbs should be reduced by just 1-2m to lessen the end loading and risk of impact with adjacent buildings. The old bracing system can then be replaced with a modern Cobra system allowing some movement. Any large dead wood should be removed and very low limbs lifted to 3m.
G1- Trim building side only of 2x yew trees trimming by approximately 1 meter. -Bay tree to reduce by 4 meters (halfway) and trim sides to suit. T1- Reduce Apple tree by 2 meters of re growth. T2- Reduce Mock Orange half way/3 meters. T3- Reduce Olive tree by 2-3 meters.
Front Garden (Centre) T1: Silver birch tree o Reduce height by approximately 1 - 1.5 back to previous points o Reduce sides by approximately 1m o Provide approximately 2.5m clearance to help prevent squirrels from crossing o Lift the canopy to approximately 4m above ground level by removing secondary branches only o Remove epicormic growth o Remove major deadwood Height of tree currently: 7M Height of tree after reduction: 6M Spread of tree currently: 5M Spread of tree after reduction: 4M Reasons for work: General tree maintenance More light Clearance from building Lift over road low trees Maintaining tree in its current setting Overhanging footpath
Full planning permission for: replacement of gas-fired boilers with air source heat pumps to provide heating and hot water; installation of a rooftop air source heat pump acoustic compound; installation of solar PV panels; recovering of existing flat roof sections (excluding pool hall roof); and internal first floor modifications to provide access into the rooftop air source heat pump acoustic compound via a new door.
Single storey rear and side infill extension
Alterations to side elevation including insertion of 5 windows to side elevation too
Details pursuant planning reference PA26/0405 condition C11. Sample panels of brickwork Sample panels of facing brickwork to the proposed ground floor side extension showing the proposed colour, texture, face-bond and pointing shall be provided on site and approved by the Local Planning Authority
Ground floor rear and side extension, internal alterations and minor alterations to fenestration
T1: Bay - Crown reduce by approx 2.5m to previous points leaving tree 4m tall and 2m wide. Trim to tidy.
T1 – Sycamore (Acer pseudoplatanus) Existing Height: approx. 10m | Existing Spread: N 3m, E 2m, S 3m, W 3m Proposed works: Re-reduce back to previous pruning points, removing approx. 1m of regrowth from height and spread, leaving approx. 9m height, spread N 2m, E 1m, S 2m, W 2m. Justification: Sycamore previously maintained as a pollard alongside an adjacent Lime, due to its close proximity to the property and drains. Proposed works maintain the established pollard form and manage crown size to reduce the risk of further root-related disturbance to nearby drainage, consistent with previous management history at this site.
Proposal is for 3m rear extension with pitched roof and internal changes.
Sycamore tree (X) - Reduce the lateral branches overhanging the neighbour’s rear garden by approximately 6 to 7 metres. Terminate all lateral cuts approximately 1 metre short of the shared fence line. Retain a balanced, natural canopy shape by pruning back to suitable, growth-ensuring secondary branch junctions. Remove all deadwood, diseased, rubbing, and structurally crossing branches throughout the canopy to improve safety and health. Remove excessive ivy growth from within the crown to reduce wind-sail effect and open up the canopy for visual inspection. Sever the ivy stems at the base of the tree trunk to kill off remaining upper growth and suppress rapid re-growth. Tree pruned to maintain health of and shape.
Tree species - Leylandi The number used on the sketch plan - 12 trees in the front drive way on the left hand side bordering number 16 A description of the proposed works - Removal of the trees. Unsightly from street side number 16. Blocks light in to 14. Where trees are protected by a Tree Preservation Order - N/A
G001 - Elm - Lift low canopy to 3m agl over the access road. T006 - Horse Chestnut - Lift low canopy to 3m agl over the access road only. We intent to carry out all works recommended within 6 months in attached health & safety survey but I believe the above are the only two trees covered by the TPO.
Rear Garden T1 Ash (Fraxinus excelsior) Dead tree - Fell to a stump of approximately 2.5m as tree is dead.
Details pursuant to the discharge of condition DV49A - Construction Management Statement, attached to planning reference 22/2662/FUL
Variation of condition C5 (Approved drawings) of planning reference PA25/1955; To provide further detail to the rainwater discharge strategy within the Flood Risk Assessment & SuDs Strategy and to illustrate that the associated tests have passed for infiltration into the ground
T9 (Oak) Reduce canopy back to the previous pruning points. Following completion, the tree would have an overall height of approximately 16m, and the crown would have an approximate radial spread of 4 metres (north), 3 metres (east), 6 (south) and 6 metres (west). Remove epicormic growth extending over the garden. Remove deadwood over footpath. By pruning back to the existing reduction points, the works will maintain the tree within its established management regime and maintain its size and form appropriate to its environment. Removal of epicormic growth on the garden side will increase the usable garden space beneath the canopy.
Details pursuant to conditions C2 - Refuse Arrangements, and C9 - Renewable energy of planning permission PA25/0980.
T1 Horse Chestnut -Tree does have Horse Chestnut leaf miner (Cameraria ohridella), this will not necessarily kill the tree but it is an added stress factor. To remove the Ivy and removing all epicormic growth from the main stem to allow for better inspection. Final height and spread = unchanged.
Conversion of Class E unit into a single dwelling.
