Look beyond the asking price.

Ask which similar homes have actually sold, when they sold and how yours compares. A larger garden, a different condition or a leasehold arrangement can change the comparison.

Get more than one agent’s view. Ask each to explain the proposed price and marketing approach so you can compare the reasoning.

Make the details easy.

Have a note of improvements, useful measurements and questions ready. Gather the EPC, relevant permissions, guarantees and lease information you already hold.

Is an agent’s valuation a guaranteed selling price?

No. It is an appraisal to help you discuss an asking price and marketing strategy. The eventual sale price depends on the property, buyer interest and negotiation. Ask what evidence supports the agent’s view.

Is this the same as a mortgage valuation or survey?

No. A lender’s valuation helps the lender assess its security. A home survey considers the property’s condition. An estate agent’s market appraisal serves a different purpose. If you need a survey or a formal valuation for a specific use, discuss that with an appropriately qualified professional. RICS explains home surveys.

Do I have to put my home on the market?

No. Submitting this request does not instruct an estate agent. You can say you are researching, ask questions and decide what to do next. Confirm any fees and appointment arrangements directly with the partner before proceeding.
